About Club Patara
Club Patara is an exclusive complex located
on the east shore of Kalkan Bay, consisting mostly of privately owned villas
and apartments. There are also some time shares as well as the Patara
Prince Hotel. Club Patara has many facilities (see below), providing
a very relaxing and comfortable neighborhood in which to live.
Designed by one of Turkey's top architects,
construction of the complex began ten years ago and it is internationally
famous for its unique, natural architectural style complimented by its lush
landscaping of mature gardens. The abundant greenery, earth tones and
gentle rounding of the buildings blend the complex seamlessly with the
surrounding environment. Local stone has been used extensively
within the complex and the design is sympathetic to the shape of the land,
sometimes even building around natural rock features. Trees, cascading
bougainvillea and winding pathways lined with plants conceal the
buildings. Magnificent views of
Kalkan and the bay are seen from all properties within Club Patara, and just
in front of the complex is the beautiful Blue Flag awarded sea. Keeping
with the natural style of the complex, all properties have fireplaces and
some natural stone interior

Club
Patara Facilities
Security:
There is a manned security gate at the entrance of the complex and non
residents are not permitted entry without the invitation of an owner.
Sports:
Tennis courts at the top of the complex and a volleyball court near the main
pool. Water sports operate from beach platforms in the summer.
Swimming: Two
swimming pools next to the coast, served by a number
of small cafés. The 25 meter long Grand Swimming Pool is for the whole
family, while the peaceful Round Swimming Pool, with its splendid
cascading waterfall feature, is for adults only. Also, a terrace
swimming pool. For the young ones, there is a children's pool at the
top of the complex at the Kids' Club. One can also take a dip in
the sea down at the complex's private beach platforms, with steps leading
down into the pristine water. The complex has a private beach of 200
meters. Inside the Patara Prince Hotel there is a small
indoor pool within the fitness centre, as well as a Turkish bath, mini gym,
massage facility and sauna.
Restaurants:
A number of restaurants are found within Club Patara, and owner members are
given a 25% discount.
Near the swimming pools is the Patara a la carte
restaurant and the Patara bar. For fine Turkish dining, the Patara restaurant provides a
wonderful open air section close to the water's edge beneath a charming
thatched roof. Seafood is the barbecue speciality here. The Apollonia
Restaurant is located near the seaside and offers light fare and quick
sandwiches.
Around the agora are the Agora Bar and
restaurant, which serves Italian food. You can dine on the agora outside or inside in a
air conditioned
comfort. The al fresco Bezirgan Turkish Restaurant is also located near
the agora and serves international and Turkish snacks and
cuisine from a tempting open buffet. In addition, at lunchtimes there is
a poolside barbecue serving delicious charcoal grilled hamburgers and hot dogs. And with the Jasmine
Patisserie on site, you can choose from a selection of delicious fresh
loaves, rolls and croissants. Also freshly baked cookies, pies, cakes
and ice cream.
Bars:
Agora
Bar, Patara Bar and Apollonia night club bar. Live music during the
summer season at the piano bar close to the adult swimming pool.
Recreation: Six hole snooker, chess, backgammon and
table tennis can be played at the Club House.

For Children:
Parents
can spend some time alone by leaving children in the capable hands of
certified teachers at the Kids' Club. Located near the top of the
complex, there is a play garden and children can learn new songs, paint
and play games. There is also a children's pool at the Kid's Club.
Baby sitting available, evening disco for children, water sports and pool
games.
Shopping: There
are a few boutiques open during the summer months, also a small corner shop
for basics.
Transportation to Kalkan: Small
"water taxi" boats make the short trip from the swimming platforms to Kalkan's harbour from
morning until early evening during the summer. Alternatively,
regular taxis can be arranged for a lift.
Parking:
There
is a communal car park area at the back of the complex and cars are only
allowed into Club Patara for delivering passengers and off loading, this
ensures that the peace of the complex is not disturbed. However, a
shuttle bus does operate up and down the complex.

Other Information
Properties at Club Patara are freehold,
each property and the land it stands upon are owned outright.
Property owners are not allowed to alter the original exterior appearance
of their property. They are however, allowed to make changes to the
interiors. Major work to the property must be discussed with the
development manager, to prevent noise disturbances. For this reason,
there is a ban on outside work from May to October. Properties can
be rented out and renters can use all Club Patara facilities if the
property owner is a member (see below). Patara Prince offers a
rental service, but owners can alternatively make their own arrangements.
Utilities and Taxes
Each property has its own
metered electric and water connection, paid for separately. Club
Patara has its own back up generators and water storage tanks, also a
water processing plant.
Council and rubbish taxes
are paid to the local council at the normal rate.
Charges Paid By Owners
There are two charges paid
by owners of Club Patara properties, towards the two management companies
which run the complex.

The first is the Site
Management Maintenance Charge.
This charge pays for rubbish collection as
well as the upkeep of communal areas, gardens, lighting etc.
All property owners
have a share holding of the site management company and this is stated
on the property's title deed. Because the Club Patara properties are
different, the SMMC charges for each property are different and are
calculated yearly from a budget forecast and spilt accordingly between
shareholders depending on the size of their share. These charges
apply to the maintenance of all common areas, but not maintenance of
individual properties. Property owners can either arrange for this
to be done by the Club Patrara maintenance department or can contract
elsewhere. For 2004 the SMMC starts at $44 per month.

The second charge is for the Patara Prince Resort
Facilities Membership. This is paid to the Patara Prince
Management Company which is responsible for the complex's pools, bars,
shops, restaurants, recreational facilities, etc. At the land
registry office an agreement between the property owner and this
management company is recorded stating that the property owner has a right
to use the Club Patara facilities as long as he or she is a member of the
Patara Prince Resort and this recording cannot be altered. Property owners
can elect to be non members, however this may cause legal problems in the
future upon re-sale of the property.
Annual membership fees as follow:
1 bedroom property: 767 Euros
2 bedroom property: 1,023 Euros.
3 bedroom property: 1,278 Euros.
